Rental Process (Without Optional Rent To Own)

1. To schedule a showing of the property complete the Showing and Prescreening Request. Here

2. Once your prescreen is approved we will contact you to show you the home.

3. After the showing If you like the home and want to proceed the approval process which may take only a few days to a full week depending on many factors. The first applicant that gets approved will get the property unless you hold the property with a refundable deposit to hold the home while your application is being processed or you can wait and see what happens.

4. We usually can use the Zillow application if it is recent otherwise we need you to complete a TransUnion online application at which we can send you a link which cost $37.99.

5. Once your credit and background check form has been completed by you a Supplemental Application for each person over the age of 18 that will be living in house and a Pet Application (if applicable) is required. We may also ask for additional information including additional documentation. The Supplimental Application is required because of missing info from the Online Service. Download the applications here http://www.adamsson.com/faq.html .Complete the application(s) and take a picture of each page and text the picture to the phone number you have been using to communicate with property manager.

6. Once we receive everything back, the credit check, backgound check, Supplemental Application, proof of income, move in date and Pet Application(if applicable) a full approval process takes at least a few work days but it depends on getting documents and your references responding to us. It is possible we may ask for a cosigner, additional deposit or rent upon approval.

7. Three days (weekday) before the Lease start date you will need all the rent and deposit money to sign the lease.
